Building Defect Analysis & Resolution

Building defects are aspects of a building that are not performing adequately. They may occur because of design deficiencies, poor specification, product shortfalls, poor workmanship or simply limited maintenance.

We provide specific building surveys that allay such fears. With a trained eye we can independently analyse recurrent problems and provide the right solution so you can have confidence in having the right repairs carried out to a good standard.

Project Goals

● To review a selection of tenant Category B fit-out proposals ahead of occupation. Ensuring that works are undertaken in accordance with building management strategy and that the continuity and integrity of the property are not compromised.

Results

● Categorisation of tenant Category B fit-out documentation for Licence for Approval Works.

● Identifying shortcomings and ensuring that tenants do not undertake works that damage or compromise the Landlord’s property including lift safety infrastructure serving the property.

● Supporting building management health and safety policies and procedures with regard to works. Liaising with solicitors, ensuring that licence for alterations is concluded correctly.

Project Goals

● Review risks associated with repairing covenants alongside current maintenance strategy.

● Ensure the University repairs programme complies with lease covenants and statutory regulations. Development of building repairs and renewals budgets over 5 year timeline.

Results

● Implementation of repair options to optimise future expenditure and support the University’s Health & Safety policies.

● Re-aligned repairs and facilities budgets with annual savings of between £75k – £100k over 5 year term and in line with property’s listing.

● Advice on energy saving and sustainability measures.

Project Goals

● Undertaking detailed and intrusive surveys to establish cause and impact of a series of design defects and poor workmanship that contributed to rainwater ingress into the property.

● Appointing sub-consultants and experts in analysing effectiveness and continuity of original design and provide alternative design options to resolve defect.

Results

● Pinpointing specific causes of defects and providing advice on attempt at previous repairs.

● Organising and overseeing testing and simulation of high intensity rainwater events to establish specific points of rainwater ingress to arrive at an optimum solution.

● Provision of detailed reports leading to rectification of latent defects.

Project Goals

● Review of campus facility that offers an assortment of creative hub and commercial office space interspersed with outdoor terraces and courtyards.

● Review of warehousing structures together with the external envelope to establish state of repair and future maintenance requirements in conjunction with service charge obligations.

● Development of building repair renewal budget over a 5 year timescale and categorising repairs on the basis of immediate and future needs.

Results

● Assisting property management team in re-aligning maintenance strategy and move from a “reactive” maintenance regime into a “proactive” set-up to optimise expenditure when delivering on repair and maintenance obligations.
