We provide comprehensive assessments of your property’s condition by evaluation the physical state of the building. This provides clients with a detailed understanding of dis-repair and associated costs to rectify any shortcomings. Our survey results can also serve as a negotiation tool during real estate transactions including commercial terms.

Project Goals
● Provision of building fabric and independent mechanical and technical due diligence on a multi-use Victorian property, prior to client taking a 5 year lease.
● Providing technical advice on construction and assessment of building condition including mechanical and electrical plant ahead of taking a lease.
Results
● Highlighting a series of property shortfalls for Landlord to rectify. Minimising exposure to service charge obligations by ring-fencing large expenditure items out of obligations.
● Providing an additional schedule of condition to protect client’s repairing and re-instatement obligations during the term of the lease.

Project Goals
● The property was formerly a police station. The survey’s purpose was to understand the state of condition and general repair with cost advice to put it into a good standard of repair.
● Review of principle defects and shortcomings as part of a proposed change of use into a day care nursery for staff. Change of use from previous police station to office and medical class.
Results
● In conjunction with an M&E service consultant undertake a review of mechanical and electrical services and proposed upgrades to achieve enhanced EPC rating to meet MEES Regulations.
● Review of building electrical infrastructure and advise on options and estimates for improvements.
● Use of drone surveys to undertake detailed assessment and advise on condition of inaccessible areas including high level building structures.
Brunel Engine Shed, Station Approach, High Wycombe, Buckinghamshire HP13
Project Goals
● Originally the town’s railway station until 1864, the property was restored and converted into offices and event space by Buckinghamshire Council. Pre-acquisition survey to review the general standard and condition of both the internal and external parts of this iconic grade II* listed property.
● Highlight principle factors and defects, including shortcomings which would have a direct impact on the condition of the property ahead of Buckinghamshire New University’s acquisition on Full Repairing and Insuring Terms.
Results
● In conjunction of the building fabric survey, a review of shell & core and general refurbishment works undertaken by the developer.
● In conjunction with M&E consultants reviewing adequacy of EPC energy enhancements and base-build energy efficient mechanical plant together with other associated energy saving plant.
The Claxton, Victoria, London SW1
Project Goals
● Undertaking review of tenanted space and condition ahead of securing a 10 year leasehold acquisition.
● Tenant inheriting previous tenant’s fit-out and making modifications to the layout so preparing a detailed schedule of condition incorporating all inherited tenant’s fixtures and fittings.
● Recommendation of validation testing in order to protect client’s position.
Results
● Recommendation of validation testing of mechanical plant together with subsequent repairs within demise ahead of taking occupation of the offices.
● Incorporation of aspects of the previous layout allowed additional funds to be spent on high quality finishes and improved staff facilities.
