Project Management Function for Clients. Chrysalis works with clients from project inception, planning and the procurement stages, through to on-site monitoring and post completion. This covers a wide variety of construction, refurbishment and fit-out projects across most commercial property sectors. Our task is to ensure that each project is completed within scope and to budget.

Project Goals
● Due to rapid business expansion there was a requirement for additional permanent office accommodation. This was set in the context of lease expiries at separate properties resulting in decanting staff from e-One’s London portfolio of 3 properties into 2.
● Operational production upgrades needed to be incorporated into enhanced IT and audio visual equipment for TV and Film production teams. This required upgraded telecoms and broadband infrastructure.
Results
● Programme management activities to co-ordinate successful building exits within two occupational lease breaks. Procurement of 3rd party consultants, suppliers and contractors to ensure best value.
● Acting as client interface with North American real estate, facilities and IT teams.
● Break dates met. Total occupancy costs reduced by 25% and new workplace settings, flexible office and hot desking regime incorporated within the new accommodation.
NTT Security, Theale, Berkshire
Project Goals
● Multi-faceted approach included oversight of Landlord’s property enhancements for new UK headquarters to meet conditions set out in Agreement for Lease.
● Working alongside in-house European Real Estate Team to draw key project components together and dovetailing both Landlord’s Category A and Fit-out works.
● Dovetailing Category A & Tenant Category B works to meet tight delivery deadlines due to the end of NTT Security’s existing occupational lease.
Results
● Co-ordinating and agreeing detailed specifications including bespoke security measures.
● Compressed programme to comply with break date and dilapidation liabilities.
● Ensuring cost control and quality for Landlord and Tenant works packages throughout the project.
Go City, Covent Garden, London WC2
Project Goals
● Grainhouse was originally built in the 17th century and later transformed into a theatre in the 19th century. It is now a landmark property in Covent Garden, showcasing a blend of different architectural styles from various periods.
● The main objective was to begin work on the site as soon as the landlord’s shell and core renovations were finished, in order to maximize the rent-free period.
● A thorough technical investigation of the building was conducted to understand its limitations due to its historic nature and to identify any potential risks to the fit-out plans of Go City.
Results
● Collaborated with the client’s solicitors to negotiate a detailed lease agreement that would protect the client’s interests and ensure that the building maintained its BREEAM Excellent rating.
● The project was completed within the scheduled timeframe and without exceeding the budget.
● A comprehensive snagging schedule was created prior to the practical completion, ensuring that the project was free of any defects before the installation of furniture and audio-visual equipment.
