Project Goals

● Negotiation of dilapidations from outgoing tenant and ensuring Landlord’s team concluded repairs, re-instatement and redecoration ahead of Expedition Capital taking the office suite for fit-out purposes. Assisting with HoTs and agreement to lease.

● Competitive tender scenario and analysis to 3 design and build contractors.

● Project oversight to integrate both the main fit-out, furniture packages, alterations to landlord’s mechanical plant and AV/IT into seamless project.

Results

● The project was delivered on time and on budget.

● Savings achieved in terms of mitigating dilapidations liability and altering the agreement to lease to enable the Landlord to complete the works in lieu of settlement offered.

Project Goals

● Delivery of oil exploration company’s new London Headquarters. Working alongside client’s Australian architectural team to incorporate global standards into new office.

● Detailed building fabric and mechanical & electrical surveys and Landlord agreement for the incorporation of cutting-edge fail safe cooling technology into comms room to exacting client standards including dual services and electrical infrastructure.

Results

● Detailed liaison with Landlord’s base build project team at Cardinal Place to augment Tenant services alongside Landlord base-build mechanical systems. Working alongside legal advisors to document works and minimise re-instatement obligations at lease expiry.

● Detailed design development was incorporated into fit-out contractor’s Design & Build works packages.

Project Goals

● The iconic modernist building from the 1960s, formerly owned by the electronics giant Texas Instruments, was chosen as the new UK office for Netcall.

● Conducting technical due diligence to understand the limitations and opportunities of the building in order to create an attractive workspace for Netcall.

● Developing detailed specifications to guarantee competitive tenders and incorporate optimal, cost-effective solutions.

Results

● Meticulous coordination with the landlord team and obtaining statutory approvals, along with revising the fire strategy to accommodate other tenants in the building.

● Coordinating designs with contractors, ensuring that they drew inspiration from the glass and concrete elements of the building while also ensuring that the fit-out suited its intended purpose.

Project Goals

● Subdividing a single floorplate into two to allow an inbound tenant to carry out category B fit-out works.
● Developing specifications and coordinating sub-consultants and specialists to split the base-build building services in a multi-tenanted building.
● Preparing detailed contract documentation to protect the interests of both the landlord and tenant.

Results

● Managing a single contractor undertake both works packages, resulting in cost savings and a shorter overall program.
● Coordinating works packages to ensure that critical base build systems remain functional throughout the sub-division works.
● Ensuring compliance with all statutory obligations, including obtaining approval from fire and building control officers.
